I was browsing the May issue of Progressive Farmer and they have a column of recent farmland sales. These prices are interesting.
Arkansas - Woodruff County 424 Acres - sold to a local investor for $1,462,800 or $3450 per acre. This is land that is 100% irrigated but completely susceptible to flooding.
Colorado - Pueblo and Otero counties. 382 acres sold at auction in five tracts for $2,167,890 or an average of $5675 per acre. 19 shares of the Oxford Ditch water shares sold for $12, 234 per share. ( Whatever that is)
I am not used to people having to buy water rights.
Georgia - Terrell County. 102 acres in planted pines and hardwoods sold at action to a local investor for $1650 per acre.
Indiana- Green County. 160 acres of strip-mined land, converted into recreational hunting land sold for $2747 per acre. Land had a restaurant, cabin skeet/trap range and sporting clay range.
Kansas - Finnery County. 800 acres, 789 were tillable sold at auction in three tracts to one buyer for $2180 per acres. Another 960 acres in Gove and Sheridan counties sold in five tracts for an average of $2430 per acre. It included 867 acres of cropland the rest was pasture.
Louisiana - Morehouse Parish. 1088 acres, including 1010 tillable acres - private sale for $4734 per acre. Property was precision leveled and included four ground wells with a large pump on bayou on the property.
Missouri - Callaway County. 1252 acres sold at auction for $7,151,831 or $5712 per acre. 985 tillable and 267 recreational.
Nebraska - Merrick County 156 acres sold at auction to a local farmer for $1,170.075 or $7500 per acre. 141 tillable acres with gravity irrigation a home and the remainder in woods and roads.
( Boy - that Nebraska land seems high!) How can anyone get started and pay the mortgate with that kind of initial investment?
